When I embarked on my journey in Dubai’s real estate sector in 2006, I often found myself as the only woman in the room. This experience was not entirely new to me; I had been the sole female student in my computer science class at university. I thought I was prepared for the challenges ahead, but the reality was more complex than I anticipated.
Over nearly two decades of building the Kleindienst Group and our flagship project, The Heart of Europe—now part of a $6 billion global portfolio—I have come to realize that the real estate industry is evolving not just due to market forces, but also because of the individuals driving those changes. Increasingly, women are at the forefront of this transformation.
The Rise of the "She-Elite"
Statistics reveal a compelling narrative. A recent report indicated that 70% of Indian women prefer real estate as an investment asset class over other forms of investment. This trend extends to high-value purchases, with 20% of women homebuyers targeting luxury properties priced above Rs 1.5 crore. However, these numbers only scratch the surface. Women are not merely buyers; they are becoming influential decision-makers in luxury real estate, shaping where and how families choose to live. I refer to this emerging group as the "she-elites"—prosperous women who are not only purchasing but also selling and developing high-value properties.
Having navigated both sides of this equation—as a developer and as a woman in a male-dominated industry—I can attest that this shift signifies more than just changing market dynamics. It represents a fundamental rethinking of how we approach luxury development.
The Leadership Difference
When we began developing The Heart of Europe on Dubai’s World Islands, I brought a unique perspective to the table. This was not solely because I am a woman, but because my experiences shaped our approach to everything from hiring practices to hospitality design.
Today, our workforce comprises 1,600 individuals, with women making up 30% of the team. Notably, 36% of these women hold leadership positions. This achievement was intentional, stemming from a hiring strategy that prioritizes attitude and invests in skill development.
In my role, I have witnessed numerous stories of growth. Leadership is about unlocking your team’s highest potential, not merely managing their existing capabilities.
Building Beyond Barriers
Despite the progress, challenges remain. Cultural biases and limited mentorship opportunities continue to hinder women’s advancement in the corporate world. However, I have learned that authenticity—staying true to your core values while balancing personal and professional ambitions—becomes your greatest asset.
My career has not been defined by a single pivotal moment but rather by a continuous journey of reflection and growth, particularly in environments where leadership remains predominantly male. Co-building a billion-dollar brand has taught me that true leadership is not about conforming to existing molds but about creating new ones.
At The Heart of Europe, we embrace this philosophy. We are the only development with a coral research institute that cultivates reef-building species 50 times faster than in nature, producing over 5,000 coral specimens annually. We also introduced the world’s first Floating Villa, featuring submerged bedrooms that offer breathtaking underwater views of tropical marine life.
These innovations did not arise from conventional thinking. They emerged from diverse teams with bold ideas and leadership that values different perspectives, demonstrating that thinking differently is a strength, not a risk.
The Collaborative Future
To overcome industry challenges, we must work collaboratively within existing structures. Male allyship is crucial. When men in influential positions advocate for equality and collaborate with their female counterparts, we foster more balanced and equitable workplace environments.
The real estate industry is at a pivotal moment. By addressing biases and promoting inclusivity, we are not only benefiting women but also contributing to the overall growth and success of the industry. The rise of women as decision-makers and developers is not merely a trend; it is a force to be harnessed.
Nineteen years into this journey, The Heart of Europe stands as more than just a successful development. Its European architecture adds a distinct character to Dubai’s luxury landscape. The Buddha-Bar Hotel and The Floating Villas have redefined offshore hospitality, while our zero-discharge marine policies set new environmental standards. What I see is proof of a deeper truth: when vision meets diverse leadership, we don’t just build properties—we create possibilities.
The future of luxury real estate will not be dictated by those who have been in the room the longest, but by those who bring fresh perspectives to the table. Increasingly, that perspective is distinctly female.
