Braman Motors Unveils Bold Mixed-Use Campus Redevelopment Plans in Miami’s Edgewater

Braman Motors’ Ambitious Redevelopment of the Edgewater Campus

Braman Motors is embarking on a transformative journey with the redevelopment and expansion of its Edgewater campus, guided by the Braman Miami Campus Special Area Plan (SAP). Initially approved in 2022, this ambitious project aims to reshape the urban landscape of Miami, enhancing both functionality and aesthetics in the area.

Project Overview and Approval Process

The redevelopment plan, which spans 21 parcels, received conditional approval from the City of Miami’s Urban Development Review Board on April 23, 2025. Further evaluations are scheduled for June 4, with a final vote on the SAP amendment anticipated in July. This extensive project includes three sites acquired for $13 million in 2022, marking a significant investment in the future of Edgewater.

A Vision for Urban Connectivity

The master plan envisions a vibrant mix of automotive facilities, high-rise residential towers, office spaces, and retail areas, all designed to enhance walkability and urban connectivity. While the project will preserve Braman’s flagship automotive operations, it will also introduce public infrastructure that encourages community interaction and mobility.

Phase One: The Automotive Facility

The first phase of the redevelopment introduces an 11-story, 185-foot-tall automotive facility along NE 20th Street. This state-of-the-art structure is designed for both operational efficiency and architectural appeal. Key features include:

  • 8,500-square-foot service lounge
  • 14,300-square-foot parts warehouse
  • 44,200-square-foot paint shop
  • 51-bay body shop
  • 243,000-square-foot service center
  • Garage with 1,869 parking spaces

The building will showcase a sleek façade inspired by automotive elements, cleverly concealing the functional aspects of the parking podium. Additionally, NE 20th Terrace will be redesigned to prioritize pedestrian access, featuring widened sidewalks, decorative pavers, public art, and landscaping. This corridor will serve as a shared space for vehicles and pedestrians, programmed for events and vehicle showcases.

Phase Two: The Residential Tower

The second phase will introduce a striking 60-story, 649-foot residential tower, offering 624 units ranging from studios to three-bedroom layouts. The podium will include:

  • 1,111 parking spaces
  • 27,520 square feet of retail space
  • 57,176 square feet of office use

A rooftop restaurant is proposed for the 13th floor, adding to the allure of luxury vertical living. This phase is set to enhance Edgewater’s skyline while meeting the growing demand for upscale residential options.

Phase Three: Another Iconic Tower

The third phase will feature another 60-story tower, slightly taller at 655 feet, housing 550 residential units primarily designed for families. Notably, this tower will not include on-site parking; instead, residents will utilize adjacent facilities. The podium will also feature a 50,669-square-foot showroom, and a skybridge will connect the two towers, fostering a sense of community and seamless access to amenities.

Final Phase: Redesigning Existing Structures

The last phase involves the redevelopment of an existing Shell gas station, originally built in 2009. Plans include a redesigned retail structure of 838 square feet, featuring sculptural awnings that echo hubcap forms, blending functionality with innovative design.

Prioritizing Pedestrian Mobility

Braman’s master plan emphasizes pedestrian mobility and multimodal access. The project’s letter of intent outlines new shared roadways and redesigned streetscapes that encourage walking and biking, complemented by enhanced public spaces aimed at fostering community engagement.

A Transformative Impact on Edgewater

Upon completion, the Braman Miami Campus redevelopment is poised to become one of Edgewater’s most significant private developments, both in scale and scope. It reflects Miami’s urban evolution toward higher density, mixed-use vibrancy, and pedestrian-centric design, setting a benchmark for future growth in the neighborhood.

This ambitious project not only aims to redefine the Edgewater area but also serves as a model for urban development that prioritizes community, connectivity, and sustainability. As the project progresses, it will undoubtedly leave a lasting impact on the fabric of Miami’s urban landscape.
