The luxury real estate market in South Florida continues to evolve, and one of the most anticipated developments is the St. Regis Residences in Sunny Isles Beach. Recently, Château Group and Fortune International Group received approval for significant changes to their site plan, marking a pivotal moment in the project’s journey. Changes to the Site Plan

In a recent meeting, Sunny Isles Beach commissioners approved modifications to the St. Regis Residences site plan, allowing for a reduction in density while increasing the overall project size. The revised plan now accommodates up to 361 luxury condos, with a floor area ratio (FAR) of nearly 6.0. This adjustment reflects a strategic shift towards fewer but larger units, catering to the evolving preferences of buyers who are increasingly interested in combining their condos for more spacious living.

Manuel Grosskopf, CEO of Château Group, emphasized that the market demands have shifted, necessitating these changes. The new plan also includes a reduction in the number of cabanas from 17 to 14 and guest suites from 13 to 10, alongside the addition of a below-grade parking level for the second tower. These modifications aim to enhance the overall project and align it with contemporary buyer expectations.

Project Overview

The St. Regis Residences is envisioned as a stunning 62-story, two-tower luxury condominium development located at 18801 Collins Avenue, directly on the oceanfront. Originally approved in 2022 for 490 condos, the project has undergone a transformation that reflects the current market landscape. Sales for the south tower began in 2022 and have reached an impressive 90 percent presold status. Meanwhile, the north tower, which launched sales nearly a year ago, is currently at about 30 percent presold.

The estimated sellout for both towers is projected to be around $3 billion, underscoring the high demand for luxury living in this prime location. In April, the developers secured a $100 million financing boost from Bank OZK, bringing the total financing for the project to $219 million. Grosskopf noted that the developers are actively working on securing a construction loan, with plans to convert their existing loan into construction financing in the coming months.

Architectural and Design Excellence

The architectural vision for the St. Regis Residences is spearheaded by the renowned Miami-based firm Arquitectonica, with interiors designed by São Paulo-based Patricia Anastassiadis. The landscape design is led by Fort Lauderdale-based EDSA, ensuring that the project harmonizes with its stunning oceanfront surroundings.

Residents can look forward to a wealth of amenities, including a state-of-the-art fitness center, sports courts, three ocean-facing pools, and luxurious lounges. These features are designed to provide an unparalleled living experience, combining comfort with the elegance that the St. Regis brand is known for.

A Long-Awaited Development

The St. Regis Residences project has been in the works for over a decade. In 2014, Fortune and Château invested $113 million to buy out nearly 350 individual condo owners at the former La Playa de Varadero condo-hotel, paving the way for this ambitious development. The site spans 4.7 acres and boasts an impressive 435 feet of ocean frontage, making it a prime location for luxury living.

The Broader Context of Luxury Developments

The St. Regis Residences is not an isolated project; it is part of a broader trend of luxury developments in South Florida. At least three St. Regis-branded condo projects are currently in the pipeline, including the St. Regis Residences in Miami’s Brickell neighborhood and the St. Regis Resort and Residences at Bahia Mar in Fort Lauderdale. This surge in luxury developments reflects the growing demand for high-end living spaces in the region.
