North Bay Village Approves Continuum Waterfront District: A New Era of Development

The North Bay Village Commission has recently made headlines by unanimously approving Continuum Company’s ambitious proposal for the Continuum Waterfront District. This two-phase, mixed-use development promises to transform the landscape of North Bay Village, a picturesque three-island town nestled between Miami and Miami Beach.

Project Overview

The approved project spans over 3.6 acres at 1755 79th Street Causeway and 1819/1855 79th Street Causeway, encompassing more than 2 million square feet of development. This significant undertaking will replace the former Shuckers Waterfront Bar & Grill, now known as the Palm Tree Club. The development agreement allows for a variety of uses, including:

  • Residential Units: Up to 547 condominiums, featuring a second Continuum-branded condo tower.
  • Hotel Rooms: A provision for up to 200 hotel rooms.
  • Commercial Space: Office and retail spaces to cater to both residents and visitors.
  • Public Amenities: A publicly accessible waterfront promenade and open spaces, enhancing the community’s recreational offerings.

The First Phase: Continuum Club & Residences

The first phase of the project, known as Continuum Club & Residences, is already under construction and is nearly 50% presold. This 32-story building will house 198 units and is set to become the second Continuum-branded condo development in South Florida, following the successful Continuum South Beach completed in the early 2000s.

Amenities and Features

Continuum Club & Residences will boast over 60,000 square feet of amenities, including:

  • A stunning waterfront pool.
  • A state-of-the-art wellness center.
  • Access to exclusive private yacht club and beach club memberships.

These features are designed to provide residents with a luxurious lifestyle, blending comfort with the natural beauty of the waterfront.

Hotel Component and Future Plans

The hotel aspect of the master-planned project will also carry the Continuum brand and is expected to feature a rooftop pool, offering guests breathtaking views of the surrounding area. Allie Eichner, president of Continuum Florida, has indicated that the company aims to secure its master building permit by the end of 2025, paving the way for further development.

Background and Context

The approval of the Continuum Waterfront District comes on the heels of Continuum Company’s acquisition of the former Shuckers property for $75 million. The site was previously owned by the Montreal-based Jesta Group, which had plans for a mixed-use hotel and apartment project but ultimately sold the property to Continuum.

This development is part of a broader trend in North Bay Village, where a wave of new luxury projects is on the horizon. The village has undergone significant zoning changes in the past five years, allowing for larger developments that cater to the growing demand for upscale living spaces.

Competitive Landscape

The Continuum Waterfront District is not the only major project in the pipeline. The Ansin family, owners of Sunbeam Television, is planning a mixed-use project across several properties north and south of the 79th Street Causeway. Additionally, the Pérez family’s Related Group and New York developer Harry Macklowe are also eyeing luxury residential developments on waterfront properties, including the former Biscayne Sea Club co-op.
