This transaction, which translates to a remarkable $1,700 per square foot, sets a new benchmark for retail spaces in the area, underscoring the growing demand for prime real estate in one of Miami’s most vibrant neighborhoods.

Location: The Heart of Wynwood and Midtown

Situated at 94 NE 29th Street, the retail space occupies a prime location where Midtown meets Wynwood, two of Miami’s most dynamic districts. This area is known for its eclectic mix of art, culture, and commerce, making it an attractive destination for both residents and visitors. The sale was finalized ahead of The Rider’s groundbreaking, scheduled for early 2025, with completion anticipated in late 2026. This timing positions the new retail space to capitalize on the anticipated influx of residents and foot traffic once the development is completed.

A Record-Setting Transaction

The transaction was facilitated by Andres Andrade and Jake Lecce of Cervera Real Estate, who represented the developers, Rilea Group and Ciprés. Ivana Trachter of EXP Realty represented the buyer, Sunkan LLC. The sale not only reflects the increasing value of real estate in Wynwood but also highlights the area’s appeal to innovative investors looking to establish a presence in a thriving community.

Diego Ojeda, President of Rilea Group and Owner of Ciprés, emphasized the importance of this sale, stating, “This sale is more than a milestone for us; it represents a pivotal moment for Wynwood. Being part of the Wynwood Business Improvement District allows us to contribute to the neighborhood’s dynamic evolution.” His sentiments reflect the broader vision of transforming Wynwood into a hub of creativity and commerce.

The Vision Behind the Purchase

Sunkan LLC, led by Alejandro Kacheroff, is no stranger to the Wynwood scene. Kacheroff is the visionary behind OPTIUSA, a luxury eyewear brand, and the Michelin-recognized Ossobuco restaurant. He expressed his excitement about the new retail space, stating, “Wynwood is a hub of creativity and culture, the perfect location for OPTIUSA’s expansion. This isn’t just about growing our brand—it’s about embedding ourselves in a vibrant community that values quality and innovation.” This perspective underscores the importance of community integration in today’s retail landscape.

The Rider Residences: A New Standard of Luxury Living

The Rider Residences, designed by Miami’s Deforma Studio with interiors by RADYCA, promises to redefine luxury living in South Florida. The development will feature fully furnished turn-key residences ranging from 386 to 1,612 square feet, including studios, 1-, 2-, and 3-bedroom options. Prices for these residences will start at $400,000 and extend to $1.8 million, catering to a diverse array of buyers.

One of the standout features of The Rider is its proximity to a forthcoming high-speed rail station on 27th Street, just one block away. This transportation hub will provide car-free access to popular destinations, including Aventura, Fort Lauderdale, Boca Raton, and Orlando, enhancing the appeal of the residences and the retail space.

The Rider is a joint venture between Rilea Group and Ciprés, with the latter being a burgeoning real estate firm led by Diego Ojeda. This partnership is committed to blending refined elegance with innovative design, aiming to create a transformative living experience in South Florida. Ciprés is also expanding its portfolio with a 324-unit multifamily project in Port St. Lucie, showcasing its ambition in the real estate market.

Rilea Group’s influence in the area is further solidified by its adjacent project, Mohawk at Wynwood, a 12-story multifamily development offering 300 units and 31,000 square feet of retail space. Together, these projects are reshaping Wynwood’s urban landscape, contributing to its reputation as a premier destination for luxury living and commerce.
