Transforming North Bay Village: The Continuum Waterfront District

On June 20, 2025, a significant milestone was reached in the development of North Bay Village as the Continuum Company unveiled an ambitious plan for the Continuum Waterfront District. This transformative, mixed-use development is set to redefine the bayfront identity of the area, spanning over three acres along the picturesque Biscayne Bay. With unanimous approval from the Commission, this project marks a pivotal step toward establishing North Bay Village as a premier waterfront destination.

The Heart of the Project: Continuum Club & Residences

At the core of the Continuum Waterfront District is the Continuum Club & Residences, which is currently under construction and has already seen nearly 50% of its units sold. This first phase of the project boasts over 60,000 square feet of luxurious amenities designed to enhance the lifestyle of its residents. Key features include a resort-style waterfront pool, a state-of-the-art wellness center, and a private marina. Exclusive memberships will be available for yacht clubs, beach clubs, and the elite dining platform, Dorsia. Additionally, a historic deck will be restored at the water’s edge, seamlessly blending Miami’s rich heritage with a modern, elevated lifestyle.

A Vision for the Future

The broader Continuum Waterfront District will encompass a variety of exciting components, each designed to foster a vibrant community atmosphere:

  • Residential Towers: Two Continuum Club residential towers will provide luxurious living spaces with stunning views of the bay.

  • Boutique Hotel: A Continuum-branded boutique hotel will feature a rooftop pool and lifestyle programming, catering to both residents and visitors seeking a unique experience.

  • Marina and Boardwalk: The renovated marina will be complemented by a new bayfront boardwalk, enhancing accessibility and enjoyment of the waterfront.

  • Dining and Retail: Upscale restaurants, bars, and curated retail storefronts will offer a diverse range of dining and shopping options, creating a lively social scene.

  • Green Spaces: Outdoor wellness and green spaces will be thoughtfully designed to promote connectivity and walkability, encouraging residents and visitors to engage with the natural beauty of the area.

A Collaborative Vision

“The Continuum Waterfront District is designed to bring new life to North Bay Village and elevate the experience of waterfront living,” stated Ian Bruce Eichner, Chairman and CEO of Continuum Company. His vision aligns with the NBV100 Master Plan, reflecting a commitment to revitalizing the community while enhancing its unique character.

Allie Eichner, President of Continuum Florida, highlighted the long-term impact of the development, emphasizing that it represents more than just a real estate project. “This is a rare opportunity to create a connected, livable community that embraces Miami’s bayfront lifestyle and natural beauty,” she remarked.

Commitment to Thoughtful Design

Building on the success of Continuum South Beach, the new district exemplifies Continuum’s dedication to thoughtful design and neighborhood revitalization. The project aims to create destination-worthy environments that seamlessly blend luxury living with civic-minded planning. By prioritizing community engagement and environmental sustainability, the Continuum Waterfront District is poised to become a model for future developments in the region.

Conclusion

As the Continuum Waterfront District takes shape, it promises to transform North Bay Village into a vibrant hub of activity, luxury, and community. With its innovative design and commitment to enhancing the waterfront experience, this development is set to redefine what it means to live and thrive in one of Miami’s most beautiful locales. The future of North Bay Village is bright, and the Continuum Company is leading the way.
